IGNITING URBAN IMAGINATION
Atlanta is growing, and it’s growing fast. The need for housing is strong, and this wave of new residents is seeking a unique urban environment. At the same time, major economic generators for the City of Atlanta like Georgia Tech and its Technology Square research campus, Emory University Medical Center, and creative thinkers from the nearby SCAD Atlanta campus are driving innovation that spawns ideas yearning to become new business ventures. The Spring District is a culmination of this energy, capitalizing on rapid growth, changing business needs, and the desire for unique urban amenities to help retain talented graduates and entrepreneurs in Atlanta’s urban core. The Spring District aims to truly Ignite the Urban Imagination.
The proposed development scheme for a new Spring District creates opportunities for an improved Atlanta lifestyle through expanded housing options, flexible office space that supports start-ups, retail that connects existing cultural destinations, access to transit, and new places for indoor and outdoor adventures.
Considering the range of users who will benefit from the Spring District was critical to ensuring an inclusive and fitting scheme.
Providing ample spaces for parking was done without hindering the neighborhood's pedestrian network by incorporating parking structures above retail and below new residential units. In many instances, parking roof decks become space for amenities, like raised parks and passive greenspace, creating a more comfortable atmosphere than currently exists.
Utilizing air rights to the MARTA station to create micro-towers that house new condos and apartments was a move to rejuvenate investment in Atlanta's public transit while adding housing units to the tight market.
The Spring District will draw both new audiences who are excited to live, shop, work and have adventures in this redeveloped area, and those who have long enjoyed its existing assets, like Varsity restaurant, Fox Theater, and the Peachtree Street shopping district.
Successful project implementation requires a strategic phasing scheme that will ensure financial inputs while building momentum and engaging new audiences. The graphic below outlines which features of the Spring District development plan will go online when. This requires five phases that cover an eleven year period.
